Jan’s goal and the goal of her team is to make the entire process of selling your home a pleasant experience. Jan’s promise is to professionally represent you at all times by drawing from her many years of real estate sales experience, and her team will communicate to you on a regular basis to keep you updated on the following:
- Inform you of ongoing marketing activities (such as photographing your home, Realtor caravans previewing your home and Open Houses)
- Inform you of the advertising schedule - newspaper, magazine, mailers, etc.
- Inform you of the results of all marketing activities
During the home-selling process, Jan and her team will return all your calls as soon as possible, and they will do constant follow-up during the escrow period keeping you informed on all closing procedures, escrow, mortgages, title, inspections, etc.
Even if you are out of town, Jan and her team will continue to keep you informed via e-mail, mail or phone, and Jan is always available to meet with you in person — call to schedule an appointment anytime.
Aggressively advertising your property
There are several methods through which Jan will advertise your property:
- On the Multiple Listing Service (MLS) — reaches over 30,000 Realtors, and includes a well written description of your home, complete showing instructions to other Realtors, and 15 to 20 photographs of your home
- Mass-media advertising via phone, mail, faxes, and First Team’s computer data
- Nationwide advertising on the Internet, at high-traffic sites including www.realtor.com, www.homeseekers.com and www.firstteam.com
- Local advertising through newspapers such as the Los Angeles Times, Orange County Register and Fountain Valley View
- Direct mail via a professional, color postcard advertising your home, which is mailed out to thousands of prospective buyers
In order to professionally market your property to bring you the highest possible offer, Jan will do the following:
- Advise and assist you in getting your home ready for market by performing a professional analysis of your home’s marketability and a list of suggestions, advising you how to professionally “stage” your home, and referring painters, handymen, carpet companies, refurbishing people, gardeners, etc. (if needed)
- Create a professional color flyer for your home, including multiple professional photographs and a well written list of all your home’s features
- Install a professional sign and lock box
- Add additional exposure by attaching an exterior brochure box in your yard filled with flyers to market to “drive by” potential buyers
Jan will follow-up with all agents that have shown or previewed your property and note their responses, as well as make sure all prospective buyers are pre-approved before opening escrow.
Lastly, Jan’s team will help you find a property, and will negotiate the best price and terms for you.
